Sectional Title Property

Questions to consider when Investing in Sectional Title

A little homework goes a long way when considering the purchase of a sectional title unit. Points to questionponder:

  • What is sold with the unit?
  • Are there parking bays, garages and storerooms?
  • Are these facilities allocated by the body corporate in terms of the rules of the scheme, or are they exclusive use areas?
  • Do you need to make a contribution for these facilities?
  • Are there enough visitors’ parking bays?
  • Are there open pieces of land around the complex and has the developer reserved a right to extend the scheme in phases?
  • Can you have copies of the conduct rules of the complex, as well as copies of the audited financial statements?
  • What amounts are owing by the body corporate to the municipality?
  • What are the monthly levies?
  • Are there any special levies likely to be raised in the future?

Benefits of Loft Apartments

TheGeorgianThe main difference between regular apartments and loft apartments is the latter’s open layout construction and design. Loft apartments tend to have fewer walls that divide the living, sleeping and dining rooms.

There are many benefits to living in loft apartments:

  • The open space lofts provide is a great benefit for its residents.
  • The simple layout and design of a loft is very literal. It’s like a blank piece of canvass you can work on and gives you a great opportunity to use those creative design skills to fill up that open space.
  • The high ceilings give the open space a luxurious feel –something not commonly found in traditional apartments.
  • The high ceilings also give you more room for decorating, especially if you own a lot of art pieces.

Loft apartments are perfect for those who want an eclectic look and feel. This North facing loft modern loft apartment in Wynberg is ideal for the buyer looking for wide open spaces, charm and mountain views. Read more about this Wynberg apartment for sale.

The market is a lot warmer than the weather!

TSTWe would like to share why, in this cold weather, we believe there is a very hot opportunity to put your apartment on the market right now!

Price is largely determined by supply and demand, and right now we have a substantial number of good buyers and there is not a lot to show them.  Many buyers are frustrated with what is on offer and many sellers we are working with hold an opinion that it would be better to wait until Spring to start marketing.

Think about it!  Right now your apartment will be competing with fewer other apartments on the market for the attention of buyers.  This is a huge marketing advantage in trying to secure a sale at the best possible price.

Should the buyer require finance, our friends in the home loan business confirm that banks are currently inclined to be a little more lenient, as there are fewer transactions.   Right now is the optimum time of the year to secure the financing needed to secure the sale.  Add to this, the market is generally expecting interest rates to move higher later in the year.

If you would like to take advantage of marketing your apartment right now, please give us a call

Designer Tricks for Small Apartments

small-apartment-design-813Generally the problem with decorating a small apartment is that it tends to get full quickly, resulting in overcrowding and no direction in terms of style and décor. But there is no good reason to live in an ordinary and plain apartment, even if the space is tight.

Make use of muted tones, cool hues and bright colours, and only use darker shades as accents.

1. Colour corrections

Colour doesn’t only create a certain ambience, but it also plays an integral part in the perception of depth. This is achieved by making use of particular tones and colour intensities.

Avoid the consistent use of dark colours as they absorb light and make use of muted tones, cool hues and bright colours, and to only use darker shades as accents. Feature walls, borders and decorative detailing work beautifully as accent pieces.

Another way to introduce colour in a space is through accessories, which are affordable and easy to swap around.

2. Choosing furniture and accessories

Furniture is the essence of any room and is therefore solely responsible for either taking up or providing clever ways of creating more space in a small flat.

Make sure that you use correctly scaled furniture in your apartment as the last thing you want is to have over-sized furniture or too much furniture that doesn’t allow for free movement.

3. Use various sources of lighting

When it comes to illuminating your space, it is beneficial to have as much light as possible.

The not so new but increasingly popular way to do it is through a skylight. Not only a great way to enjoy some natural light, skylights also offer great views.

4. Be creative with storage

Walls are great for hanging art, achievements and photographs, but that’s not all. Whether you use rails, hooks, shelves or built-in cabinets, your walls are the perfect solution to freeing up floor space.

As an extra measure, you can also hang wall pockets, which can be used to store shoes, clothes and anything else you desire.

5. Putting up window treatments

Heavy and dark coloured window dressings make a room feel smaller. Keeping window dressings light allows sunlight into the room, which plays an important part in ‘opening’ up the space
