Rondebosch Property SnapShot – Sectional Title

The stats shown are for Sectional Title sales only, specifically in the suburb of Rondebosch Upper and Rondebosch Village.

2016 and 2017 have been busy years for the Sectional Title Team and as we anticipate a more challenging period ahead where we all grapple with the prospect of Day Zero and a slow-down in the property market, where there is a noticeable change, from a sellers ‘market to a buyers’ market, becomes more evident.

Trending Catchphrases

“The Water Crisis” – will dampen sentiment (no pun intended).

“Semigration” –  the real driver of economic growth in the Western Cape, will probably show signs of reversal.

“Affordability” –  the biggest reason for the downturn.  In the past six months we have noticed some changes, a trend of multiple reductions in the asking price, until eventually a sale or the property is taken off the market.

As always, we would be more than happy to bring you up to date with an expert evaluation on the current market value of your property.  Charlene (083 765 2116) or Lisa (082 844 0800) is ready to assist you with your decision to sell or stay and look forward to travelling that journey with you.

Data obtained from CMA info (updated from Deeds Office) and Propstats (supplied by participating Estate Agencies).

Questions to consider when Investing in Sectional Title

A little homework goes a long way when considering the purchase of a sectional title unit. Points to questionponder:

  • What is sold with the unit?
  • Are there parking bays, garages and storerooms?
  • Are these facilities allocated by the body corporate in terms of the rules of the scheme, or are they exclusive use areas?
  • Do you need to make a contribution for these facilities?
  • Are there enough visitors’ parking bays?
  • Are there open pieces of land around the complex and has the developer reserved a right to extend the scheme in phases?
  • Can you have copies of the conduct rules of the complex, as well as copies of the audited financial statements?
  • What amounts are owing by the body corporate to the municipality?
  • What are the monthly levies?
  • Are there any special levies likely to be raised in the future?

Security a high priority for apartment buyers

1 (10)More and more sectional title buyers are stressing the need for increased security as a high priority.

This neat two apartment in Kent Gardens is a sought after location that meets the needs of such buyers.   On the third floor it is also a good example of what first time buyers and investors are looking for as it will certainly offer a good rental return in a high demand area.

Secure complexes like this are in big demand.  Kent Gardens is a safe, secure and a well run complex situated on the doorstep of leading schools, with easy access to most amenities.  Another trend is the demand for secure parking as fewer buyers are interested in looking at properties with street parking.  Read more about this Wynberg Apartment.
